- How hard is it to see your home?
Do home buyers have to give you notice, such as 24 hours before they can see it? If pets are causing you to delay showings, maybe consider asking a neighbor to take them for a walk or have a pet sitter on standby. Work from home? - have small children? Consider establishing a pack and go plan. Laptop, phone, and other materials for you and your little ones at the door and ready in minutes.
Showings usually take less than 30 minutes, so your fur baby, family, or work situation won’t be disrupted for too long.
- Time of year.
Holidays and cold winter days are typically slow periods for home showings. The good news is, if they are looking during this time, buyers tend to be more serious.
- Price.
Are you priced above the average selling point for your home? Ask your listing agent to review the numbers with you. Prices can dip and rise over a short period of time.
Try to stay competitive with your competition. If your home is priced higher than similar homes on the market, you’re just helping your competition sell quicker.
- How does your home look online?
As you know, buyers have already checked out your home online before deciding what homes to see. Make sure your photos online are – sharp - clear and bring out your home’s best features. Hard to do with a cell phone camera. Ask your agent to hire a professional photographer.
- How does your home look inside?
Is your home cluttered with your personality? Your home may be decorated awesome for living in it - but not for selling. Buyers want to imagine themselves living in your home. It’s hard to do if it’s full of your furnishings and your personal décor is everywhere they turn. Less is best! Have your agent walk you through the house and advise you on how to stage your home so buyers can easily picture your home as theirs.
